Renovation Project for the Ervin Family

Carroll Construction recently renovated a large portion of the Ervin Home after the 2016 flooding in Louisiana.

We were able to restore the living area and enhance this wonderful home that had been significantly damaged by the flood waters in 2016. Our project included:

  • Designing a new kitchen and equipping it with high end appliances
  • Laying beautiful tile and wood laminate flooring
  • Building a custom entertainment center in the living room
  • Building out an efficient laundry room/half bath
  • Replacing all windows on the first floor with energy efficient double pane, single hung windows that tilt out for easy cleaning
  • Replacing all interior doors and the front exterior door, back exterior door, storage door, and roll up door
  • Developing several other cosmetic and energy efficiency improvements

Carroll Construction rebuilt our home after the 2016 Louisiana flood. They were able to staff the work at once and were also able to procure the needed building materials (when other contractors couldn't). Scope of the Renovation Project:

Fully Renovated Kitchen/Breakfast

  • Add pantry light and switch
  • Remove existing light and install 4 recessed can lights
  • Add 3 recessed can lights to breakfast area using existing switch
  • Add 3 pendant style lights over the island
  • Add switch and 4 undercounter lights to cabinetry
  • Relocate oven, microwave, and refrigerator to new locations and upgrade all appliances
  • Installing granite countertops where Formica existed previously.
  • Install kitchen island with cabinets on one side and brick on living room side.
  • Replace window
  • Install sheetrock and paint all walls

Fully Renovated Living Room

  • Add 6 recessed can lights using existing fan switch
  • Demolish all electrical wiring between the kitchen and living room and reinstall
  • Custom built entertainment center
  • Laminate wood flooring
  • Replace window
  • Install sheetrock and paint all walls

Fully Renovated Master Bath Room

  • Install a new garden whirlpool tub and repair the t-line drain
  • Clean existing tile, seal and protect
  • Replace tile on tub top with granite and install wainscoating tub skirt
  • Install new tile on the tub step.  Clean and reinstall tile surround for the tub
  • Install new flooring and surround tile for the shower with overhead rain fall and 3 body sprays

Fully Renovated Master Bedroom

  • Wood laminate flooring
  • Clean brick of fireplace
  • Replace window
  • Install sheetrock and paint

  • Granite countertop and custom cabinets for vanity
  • Linen closet and hang bar for  laundry processing

Fully Renovated Guest Bath Room

  • Shower to be installed with bench seat and overhead rainfall, handheld wand, and two body sprays
  • New floor tile and surround to the ceiling with an accent stripe
  • Vanity cabinets custom designed with granite countertops

IMPORTANT LOAN CONSIDERATIONS

Your budget is the foundation for every other decision you will make while preparing to build a home because it provides context for what is possible. Most people attempt to answer the question of “What is my budget?” by simply deciding how much they would be comfortable spending. Unfortunately, while this is a crucial part of the process, it ignores the rest of the picture. We advise our clients to answer the following questions in the order below. However, if you are self-financing the project, skip to question #3.

1. How much will a financial institution lend me?

This sets what we refer to as your Maximum Loan Amount.

2. What type of loan will I need?

This is where many people get confused because if you ask the wrong questions when interviewing lenders, you’ll get vastly different answers. We recommend reviewing the information in this article on the loan type you will need before meeting with your lending candidates.

3. How much am I willing to spend?

Just because a lender is will to lend up to your Maximum Loan Amount, this does not mean you will be willing to borrow and spend that amount. Consider the monthly payments as a starting point and adjust your Budget amount from there. Your chosen lender can help you with this.

4. What can I reasonably expect to build for what I am willing to spend?

This answer will come from a qualified builder during your preliminary meeting. Be prepared to discuss your budget so that the builder can help you get a better idea of what size home to design to meet your goals.
